How Mortgage Rates Work
Mortgage rates represent the cost of borrowing money to purchase a home. They are expressed as an annual percentage and directly affect your monthly payment and total cost of ownership. Even small differences in rate translate to thousands of dollars over the life of a loan.
What Determines Your Rate?
- Credit Score: Higher scores generally qualify for lower rates. 740+ typically receives the strongest pricing.

Fixed vs. Adjustable Rates

Rate vs. APR
The interest rate is the cost of borrowing the principal loan amount. The APR (Annual Percentage Rate) includes the interest rate plus other loan costs (origination fees, discount points, mortgage insurance) spread over the life of the loan. APR gives a more complete picture of total borrowing cost.
