How Amortization Works
In the early years of a mortgage, most of your monthly payment goes toward interest. As time passes, the balance shifts — more goes to principal and less to interest. This is why the first few years build equity slowly, and why extra payments early in the loan have the greatest impact.

Understanding your amortization schedule helps you see the true cost of your loan over time. It can also help you evaluate whether refinancing, making extra payments, or choosing a shorter term could save you money.
