Understanding DSCR
What Is DSCR?
Debt Service Coverage Ratio measures whether a property's rental income covers its mortgage payments. A DSCR of 1.0 means the property breaks even — rental income equals the total mortgage cost (PITIA). A DSCR above 1.0 means positive cash flow.
What DSCR Do Lenders Require?
Most DSCR lenders require a ratio of 1.0 or higher, meaning the property's income fully covers the payment. Some lenders accept 0.75 with strong borrower credit and reserves. Higher DSCRs (1.25+) typically qualify for better pricing.
Why Investors Use DSCR Loans
DSCR loans qualify based on the property's cash flow — not on the borrower's personal income, W-2s, or tax returns. This makes them ideal for investors with complex income, multiple properties, or aggressive write-offs that reduce their qualifying income on traditional programs.
