Understanding Down Payment Options

How Much Should You Put Down?

The right down payment depends on your loan program, budget, and goals. Putting 20% down eliminates private mortgage insurance (PMI), but many programs allow significantly less — as low as 0% for VA and USDA, or 3–3.5% for conventional and FHA.

Trade-Offs to Consider

A larger down payment means a smaller loan, lower monthly payments, and less total interest. A smaller down payment preserves cash for renovations, reserves, or investments — but may require mortgage insurance and result in a higher monthly cost.
